40-50 years ago, residential buildings were being massively constructed in our city. These buildings were mainly multi-storey structures that adhered to typical Soviet architecture. In Azerbaijan, old buildings, especially those built during the Soviet era, have several key features. These buildings can be classified by different periods and architectural styles:

  1. Stalin-era Buildings (1930-1950s):
    • Materials: Stone and brick.
    • Design: Neoclassical style, large rooms, and high ceilings (3-4 meters).
    • Quality: High-quality materials and good insulation.
    • Utilities: Central heating system, apartments with large balconies.
  2. Khrushchyovka Buildings (1950-1970s):
    • Materials: Panel and brick.
    • Design: Simple and functional, minimal decoration.
    • Quality: Low-quality materials, thin walls, relatively small rooms, and low ceilings (2.5-2.7 meters).
    • Utilities: Central heating, sometimes no balcony.
  3. Brezhnevka Buildings (1970-1980s):
    • Materials: Prefabricated concrete panels.
    • Design: More spacious and functional apartments, larger kitchens and bathrooms.
    • Quality: Relatively better quality, but still had issues (leakage, insulation, etc.).
    • Utilities: Central heating system, apartments with large balconies.

General Features:

  • Location: These buildings are usually located in the city center or large microdistricts.
  • Social Infrastructure: Schools, kindergartens, stores, and public transport are nearby.
  • Apartment Area: The size of the apartments is relatively small, especially in Khrushchyovkas.
  • Gas and Water Supply: Most old buildings have centralized gas and water systems, but these may cause problems due to aging infrastructure.
  • Sound and Heat Insulation: Most old buildings have poor sound and heat insulation.
